I had a Carrier Furnace "Ignitor" go out during the bitter cold-spell in FEB 2025 and in desperation called my original installer from 2002, Residential Heating and Air Conditioning (moved from South Minneapolis to Eden Prarie.) They have high Google ratings and were quick to respond the same day. Kody Lamb quickly diagnosed a cracked furnace ignitor being the culprit. It is a small, 2-wire ignitor with a plug in connector with a crack in the fragile 2-prong ignitor. Cody estimated the replacement cost would be $325 and about the same for labor, including the trip/diagnostic fee. I disputed the high prices and estimated the ignitor at $25 an hour of labor at less than $200 and hour. I later learned the consumer cost was actually $49.95 and $69.12 at D.E.Y. Distributors. Cody graciously reduced the total price w/a 5% military discount to $479 since he hadn't recently installed an ignitor and thought it would take a little longer. Cody made a quick run to a wholesaler to get the ignitor (never mentioned a price) and installed/plugged it in a few moments later after moving a PVC pipe back in place and tightning a few screws. Cody, 25, was an impressive and exemplary technician w/8 years of experience. He was polite, courteous, honest and gracious professional. After making a few calls to other HVAC business and customers in my area, I realized most of them charged or paid considerably less to replace the ignitor- from $300 to $400. Expect a high markup for inexpensive parts, and get a couple estimates if you can. They have to make a profit. I didn't get competing bids because I was freezing and my thermostat had dropped to 44 degrees. I will be moving on to a different vendor.

Residential is old school, but not in a good way. Customers expect more and should get more. Ways that they fall short: sales person in also project manager and your first point of contact (this is a conflict of interest); installers make decisions for you without considering your input (they may not have the big picture in mind, so don't recommend the best setup for you, the homeowner); received a letter which practically threatened me with canceling my 12-year warranty if I did not schedule a $169-$179 check up on my A/C system.

In the course of a routine furnace inspection in Feb. 2023, the technician from Residential, Dane, informed me that the heat exchanger on my 13 year old Carrier furnace was damaged beyond repair, was producing dangerous levels of carbon monoxide and needed, by law, to be shut down. He provided a bid to replace the furnace. I said I needed to get a second opinion before investing $5,000+ in a new furnace. A second company confirmed the diagnosis and provided a repair bid only slightly less than the replacement cost bid from Residential. After consulting with several neighbors about their heating system replacements, I determined that the bid from Residential was competitive. Their install team came the next day and installed the new furnace. In the course of the installation, the electrician on the install team was able to identify a problem with the humidifer (attached to the old furnace and then re-used, attached to the newly installed furnace) that I had suspected for some time but was unable to get diagnosed correctly. After the new furnace was installed, the fan was running continuously and the humidifier leaked extensively the night after the install. I informed Residential and Dane returned quickly to investigate. He quickly found minor several adjustments that needed to be made and made them. It's never fun to have make quick decisions about major expenses like a new furnace, but I felt that Dane and Residential dealt fairly and provided excellent service at a competitive price.
