This company does not collect full deposits, but fail to tell owners that. Then when the tenant stops paying rent, they apply what little deposit there is to the unpaid rent and take their fees out of that. The owner then has no security deposit to cover any damages and is usually then faced with the expense of removing the tenant as well. Once they put in a 7-time felon into our property. That is how we found out that they charged tenant for a background check, but did not actually do it. This actually happened several times. They "churn" the properties--i.e.they collect 1/2 of first month's rent on tenants so they have no problem with high turn-over. Their maintenance people are not always licensed or bonded. They promise in their contract to inspect the properties, but never do so. Owner must monitor their property as the quality of renter they place in these properties is poor. Extremely poor management that results in serious damage to the rental itself and heavy costs to the owner in evictions, repairs and vacancies. Altogether a nightmare. These incidents are only a brief selection of the problems, and the incidents were repeated often enough to make it clear it was their normal business practice.

Homeowners do not get their money's worth from this company. Compared to others in the area, they are lacking. Non response on billing issues, no help renting, very little advertising (only on free sites with very little information) and no follow through. Definitely avoid.
