1. POOR TIMELINESS: I signed a contract with Loudoun Deck Repair in May 2023 with a projected start date of August 1, 2023. They had a good reference from a neighbor so I patiently waited. By September 1, they were finally ready to start. However, that was unfortunately the date of an aunt's funeral. I said I'd like to "swap" places with the NEXT customer. On Sept 17, 2023, since I'd heard NOTHING, I emailed them reminding me I'm NEXT on the list. Said my HOA-approved deck project includes staining the wood, and at this rate, the wood won't be cured enough to stain until winter! Granted, the deck company said there were issues with Loudoun County permit office's new database. If true, not builder's fault. Demo of old deck began Sept 26. 2. CHANGE ORDER - $675 FOR INVISIBLE BOARD & INVISIBLE BAG OF CEMENT - LIE #1: On Oct 2, after the crew was gone for the day, Loudoun Deck Repair notified me that removal of the three existing deck "legs" revealed a block of wood at the bottom of each. These blocks measured about 2 inches high and were removed without any damage whatsoever. It seems the original builder didn't "measure twice, cut once." Loudoun Deck told me they must buy cement to raise the footing so it is high enough for the NEW “legs.” However, the NEW "legs" already delivered to my house were more than long enough. As proof, I kept the trimmed off pieces, which were about eight inches long. Loudoun Deck did not buy a bag of cement. - LIE #2 At the same time, I was told that due to rotten wood between the old deck and the house, a new board must be purchased. However, before end of the workday, I spoke to the owner/builder, concerned about the discolored board on the side of the house. He assured me it was perfectly fine. The company did NOT purchase an additional board, but I received an invoice for a whopping $675 for one INVISIBLE bag of cement and one INVISIBLE board, which I paid that day. 3. DOGS: Deck company's contract, paragraph B, states "homeowners are responsible for removal of all pet waste in areas where work will commence and all walking traffic areas to access work area. If Homeowners fail to remove pet waste, there will be an additional charge of $300 to remove and dispose of pet waste in work areas above before work can commence." IRONICALLY, AND WITHOUT MY PERMISSION, THE DECK COMPANY BROUGHT THEIR OWN DOG TO THE WORKSITE! I have photographic proof. 4. LACK OF COMMUNICATION: I was home during the entire project, but was NEVER ONCE called outside to discuss issues or approve anything. In fact, Loudoun Deck Repair RUINED the appearance of my otherwise nice looking deck by not cutting two ten foot lengths of railing in half, using two five foot sections at the corners, and the one ten foot section in the center. I guess cutting one board in half was too much extra work. Instead, he installed the two ten foot lengths at each side so there was an ugly seam in the center. He then hid the seam with an ugly block of wood on top of the railing seam! Can you imagine? THIS SEAM, HIDDEN BY AN EVEN UGLIER BLOCK OF WOOD IN THE EXACT CENTER OF MY DECK RAILING, WAS NOT DISCUSSED WITH ME. “ JOB OVER” WHEN I FOUND OUT! When I spoke to his wife about the seam and block of wood, the husband claimed it “looked nice” and I had approved it! LIE #3! I DID NOT APPROVE this incredibly ugly block of wood hiding a seam in the center of the railing. Since then, I've paid out of pocket for purchase and delivery of ONE additional TREX railing section. Now I have to hire someone remove the ugly block of wood hiding the seam, then cut five feet from each side of the center sections, and install my new section of TREX railing. BOTTOM LINE: DON'T USE THIS COMPANY IF YOU ARE ON A SCHEDULE. DON'T PAY FOR CHANGE ORDERS OF INVISIBLE MATERIALS. IF YOU DO SIGN A CONTRACT WITH THE COMPANY, LINE OUT AND INITIAL THE DOG FECES CLAUSE. AND MOST IMPORTANT, SET A LAWN CHAIR IN THE YARD AND WATCH THEM EVERY MINUTE. YOU’LL BE FORCED TO LISTEN TO THE OWNER’S BOOMBOX FOR A WEEK (THUS SUFFERING ALONG WITH EVERY OTHER HOUSE WITHIN A BLOCK’S DISTANCE), BUT THE SACRIFICE WILL BE WORTH IT IN THE END.

Poor workmanship. Inadequate clean-up. Unfamiliar with the newer products they install.
