[I'm a landlord.] Absolutely abysmal. Failed/forgot to get lease renewals signed by tenants. Failed to place listing into MRIS in a timely fashion. Very poor at communicating. L&F never initiates a call and seldom returns calls. Fails to stick to guidelines previously agreed to. (Example: Check with owner if repairs exceed a specified amount.) Monthly statements are very difficult to understand and they're frequently incorrect. There's a long lag between the time L&F receives a tenants check and the time the money is transferred to the landlord's account. If there's a dispute with a tenant, L&F throws up its hands, turns to the owner, and says, "You handle it."
