We used Dolan Construction http://dolanremodels.com/ for a master bath remodel, and Brian and his team did a great job on all aspects. The main challenges for a project like this after cost certainty, are safety of our home, knowing what will happen and when, keeping waits (no progress) to a minimum, and keeping the mess contained to the construction area. We couldn’t always be here so we had to give Brian’s team member a house key. One of two workers always had it, and it didn’t get passed around. When a subcontractor needed to be here and I couldn’t, Brian or one of his team members would be here to monitor things. Also, Brian has long-term relationships with his two team members, and from what I could see he takes good care of them and they are happy with him. Further, Brian himself came onsite almost everyday to check on things. The result was we felt our home was safe and well cared for. Brian was diligent about communication, so we always knew what was going to happen and when, and who would be here. Usually this was done via email, but Brian also used texting and phone calls, and he seems adaptable to communication preferences and situational needs. A lot of construction involves unexpected delay when events don’t line up as planned. Brian was able to minimize this because his team members are multi-skilled, so they took on several tasks that might have otherwise been sub-ed out. They had flexibility on when to do what, which reduced the number of down days when no work was occurring, shortening the duration that the project would have otherwise required. Brian had a system to keep the mess contained to the work area, with plastic on carpet, a temporary plastic wall, and a tacky sheet at the entryway to minimize tracking muck from outside into the house. I suppose this is a small thing, but less mess meant less stress for us during the project. Regarding cost certainty, we were lucky in that there was nothing substantial that was unexpected. There were some difficulties though, which Brian addressed as part of the scope of the original contract, no negotiation needed. We asked for a few additions late in the project, and Brian’s pricing was transparent and fair. Another small thing, but Brian and each of his team members were nice people. If you’re going to have “guests” in your house for a time, it’s easier if they’re likable.
