Jan has prepared my family's taxes for years. I have rental income as well as a pension. She has done an outstanding job of pointing out improvements and repairs, supplies, donations, mileage - all things I can be keeping track of for deductions. I actually look forward to seeing her, although you can just send her your tax info and skip the appointment.
