Kavanagh took care of a complex sewer problem for us, very straightforward to deal with. People warned us that they were not cheap, but their price was much lower than the other bid we got, and the final bill was close to the estimate. (They billed for permit-related work by the hour, and that turned out to take more time than I expected.)

We tried to hire Kavanagh Construction for a project in 2019. Communication was slow, price estimates changed multiple times, and the drawings that their structural engineer produced for our project did not meet city code requirements and had to be revised. We ended up terminating our contract with Kavanagh and going with someone else.

I retained Kavanagh Construction in July 2018 and had a constant "mirage". He missed the initial appointment. Then when he did show up he estimated $45k for a bath addition which was fine. Then he said "work with my designer Andrea" which I did. She was terrible and made all kinds of mistakes and made me pay for rework (e.g., hundreds of dollars in copies, didn't know Palo Alto city code at all which cost me, etc). Eventually got the plans done but Patrick Kavanagh kept delaying me for months. He eventually (in Nov) came up with a price that was over $120k (over 2.5x the estimate!). No excuse given his years in this business. I STILL said ok given I was so invested and believed all the 5 star reviews. He pushed me out for weeks, and I eventually went to his office only to see a big LED board with names yet mine wasn't there. I told him I was utterly frustrated at being misled and played with. He apologized but it didn't seem sincere. I told him if he is too busy he should decline the business like any ethical person would and not string me along. I later found out 2 other neighbors had HORRIBLE experiences about his smugness, not taking accountability, etc....yet they didn't write reviews (one recently did at my urging). One of them told me he used to be good when we was less busy and had better workers. I switched to Stephano Homes out of Palo Alto and it was NIGHT AND DAY. Stay away from Kavanagh....his reviews are OLD, and your experience will likely be WAY different.
