Found renters, took care of all repairs and maintenance, collected rent; very low cost.

Inadequate accounting--Only a simple journal of income and expenditures for each property. Poor oversight of property condition, little follow-through on noted problems. For outside work, got no competitive bids but also did not show labor (neither time nor rates) nor materiel costs. etc.
