My Oakland garage door would not consistently close fully. Approximately half the time it would close only half way and then re-open. Mike from Real Garage Doors did a VERY through service, adjusting the door spring, repairing one of the attachments of the door track to the garage door opening, tightening all of the bolts, lubricating all the moving parts, and testing the entire system. He even told me about additional service options, and their cost, that I could undertake to essentially "bulletproof" the door's performance and extend its operating life.
